Description

There is ramped access from the road and drive to the front door which opens straight into the wide hallway. There is a level terrace on the south and west sides of the house with the 1.4m deep swimming pool built into the terrace. The 4 x 8m pool is raised out of the terrace by 40cm to make wheelchair transfers easier onto the side of the pool, then onto a tiled 1.5m wide 'daybed' which is 20cm under the water surface. Perfect for lounging on all day. You can even erect the parasol for shade, of you and your glass of rose! There is a mobile pool hoist that can be operated by the user.

Location

The house is on the north side of Cessenon across the river from the old town, an easy 800m push over a pretty suspension bridge and up a gentle slope to the village square where there are bakers, 2 restaurants, a bar, a butcher, a chemist and a hole-in-the-wall. There's also a blue-badge bay next to the church. You can get to the tower at the top of the village

Booking Information

2) Acceptance of Booking
a). Acceptance of the booking is subject to the receipt of the appropriate deposit or full payment together with the booking form duly signed. To reserve the Property, the Client should telephone or e-mail to check availability and to make a provisional reservation. The Owner will provide a Booking Form for the Client to complete and return and will hold the provisional reservation for seven days to allow time for the Booking Form to be returned. The signature of the hirer on the booking form confirms that he or she has read and accepts and agrees to be bound by the conditions listed here.
b). To confirm the booking, the Client will make a payment for the initial rental deposit (25% of the total rent due, which is non-refundable). A booking made within 8 weeks of the start of the rental period requires full payment of the rental due, at the time of booking.
Following receipt of the completed Booking Form and rental payment, the Owner will send a Confirmation Letter/email, which is the formal acceptance of the booking.
c). The balance of payment is due eight weeks before your arrival at the villa. A reminder will be sent two weeks prior to the payment date. Unless payment is received by that due date we reserve the right to treat your booking as cancelled and to make a cancellation charge as detailed below. When the balance is paid we will also require a damages/cleaning ‘security deposit’ of 400 Euros/£345.
If payment is not received by the due date, the Owner reserves the right to give notice in writing that the reservation is cancelled. However, in the event of a cancellation by the Client, he/she will remain liable to pay the balance of the rent unless the Owner is able to re-let the property. Subject to clause 2b, in the event of a cancellation, refunds of amounts paid will be made if the Owner is able to re-let the Property, and any expenses or losses incurred in so doing (e.g. late advertising) will be deducted from the refundable amount.
d). Security Deposit - - Please note that in accordance with these Booking Conditions a Security Deposit of 400 Euros or £345 Sterling is required in case of, for example, damage to the property or its contents, or for additional cleaning charges. However, the sum reserved by this clause shall not limit the Client's liability to the Owner. Providing no damage has been caused (this does not include fair wear and tear or petty breakages up to the value of £5 or 7 €uros), the Owner will account to the client for the Security Deposit and will refund the deposit, less any deductions, at the end of the holiday period.
3). Accommodation Services
a). The Rental Period shall commence at 4.00pm on the first day and finish at 10.00am on the last day. The Owner shall not be obliged to offer the accommodation before the time stated, and the Client shall not be entitled to remain in the accommodation after the time stated.
The price of the villa includes gas, water and electricity for the period of the let and reasonable use of the wi-fi access, except during the winter, from November to April, when a charge will be made for electricity, based on usage.
b). Your rental fee also covers cleaning costs. No inventory will be issued on arrival. We trust that you will tell us of all breakages, however small, so that we are aware and can replace an identical item in time for our next guests. (This allows us to maintain conformity)
c). As tenant you undertake to pay:
i). All reasonable charges for breakage or damage caused by your party during the letting period.
4). Deposits
25 per cent at the time of booking. This is part of the price of the holiday.
In addition, there is a £345/400€ returnable security deposit required when the balance is paid.
You are within your rights to replace small articles damaged or broken during your stay. We reserve the right to charge from your security deposit for any articles not so replaced or for damage done during your stay.
Should major damage occur that exceeds the value of the bond remaining we reserve the right to invoice you for the excess charges.
All monies due to you from the returnable security deposit will be returned at the end of your holiday.
5). Cancellation
a) If you wish to cancel your booking after either the deposit or the full price has been paid you should advise us immediately in writing. Cancellation fees will be calculated from the day on which we receive your written cancellation. If no written notification is received by us, the outstanding balance, if not re-let, will be payable by you.
b). Cancellation fees: In case of cancellation the charges due will be as follows:
i). Any time from confirmation of booking to eight weeks before the arrival at the villa, deposit is forfeit.
ii). From eight weeks to three weeks prior to arrival at the villa, 50% of the villa hire price is due.
iii). From 20 days to 8 days, 70% of the villa hire is due.
iv). From 7 days to the date of arrival the full price of villa hire will be due.
v). The security deposit, if paid, will be returned in full.
6). Alteration
Mr Dabbs will make every effort to act upon requests to change an existing booking but reserves the right to charge an administration fee of £15 and any other direct costs incurred in so doing.
7). Cancellation by us
We promise not to cancel your holiday unless an extreme emergency occurs. Should we find it impossible for reasons beyond our control to provide you with the accommodation you have booked, we reserve the right to cancel your booking and return any monies paid.
8). Hirer's Responsibility
a). The client is responsible under French law for the property and its contents whilst on holiday. Mr Dabbs will not be liable for any accident, damage, loss, or inconvenience whether to person or property which the client or any of his or her party may suffer arising out of or in connection with the holiday or resulting from any cause whatsoever.
b). The use of amenities where offered, such as barbecues, swimming pool, etc. is entirely at the user’s risk and no responsibility can be accepted for injury, loss or damage to persons or property. Mr Dabbs reserves the right to deny access to these amenities in the interests of safety or the enjoyment by other guests.
c). No responsibility can be accepted for loss or damage to any car or its contents.
d). Baggage and personal belongings are at the client's own risk at all times.
e). All the villa interior and enclosed areas are non-smoking.
f). Guide dogs or Disabled Assistance dogs are permitted by prior arrangement, and other pets will be considered.
9). The Owner shall not be liable to the Client:
For any temporary defect or stoppage in the supply of public services to the Property nor in respect of any equipment, plant, machinery or appliance in the Property or garden
For any loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
For any loss, damage or inconvenience caused to or suffered by the Client if the Property shall be destroyed or substantially damaged before the start of the rental period, and in any such event the Owner shall, within 7 days of notification to the Client, refund to the Client all sums previously paid in respect of the rental period.
Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.

10). Complaints
Please give us an opportunity to put right any problem that arises during your stay Please inform us and we will do everything possible to deal with your complaint. We cannot accept complaints after a client has returned home.
We recommend most strongly that you take out Personal and Cancellation insurance. Normally it is part of good quality travel insurance, but please read the Insurer’s Terms and Conditions carefully.
